Market Update for December 2024
Mammoth Crossing is now “Peak Mammoth”
Exciting developments are underway in Mammoth Lakes as the three former Mammoth Crossing corners, located at the intersection of Main Street and Minaret Road, have recently changed ownership. The corners are within the "North Village Specific Plan" adopted back in 2009 and the allowable density and permitted uses for these sites will remain the same for the new development, considered to be the "Gateway" to the base of Mammoth Mountain.
Over the past few years, the new Limelight Mammoth project has been progressing, and now, New Course has acquired these key sites. The company is eager to collaborate with the Town of Mammoth Lakes and other stakeholders to introduce a new luxury standard of development to the North Village area, situated just south of The Village at Mammoth.
New Course aims to bring "Peak," its stunning luxury residence brand currently showcased in Tahoe, to Mammoth. This ambitious vision promises to elevate the local real estate market and redefine luxury living in the region.

The Year-To-Date(YTD) median prices for single family homes as of December 1, 2024 were up almost .50%. The Year- To-Date median price of a single-family home was $1,305,000, keeping the median price higher than we saw in 2023. This is based on 54 home sales in Mammoth Lakes.
The monthly median sale price for condominiums provides insight into buyer and seller trends over a one-year period. In September 2024, the median price for condominiums reached its highest point. Looking ahead, pending sales at “The Reserve” are anticipated to significantly elevate the median prices for December and January. Approximately 12 units are scheduled to close in late December and January, with a median price of $2,195,000.

The beloved, annual Night of Lights has become a tradition here in Mammoth Lakes. The Night of Lights is generously brought to us by Mammoth Mountain and is an event to behold for young and old. I personally have enjoyed the event with my own kids and now, my grandkids. We make a big dinner and decorate our tree and walk up to Canyon Lodge each year.
New Years Eve - Celebrate in The Village at Mammoth
December 31st
Activities for all including fireworks and free concerts.
